Trauma & biohazard.

If you’re reading this because something has happened on a property and the cleaning is more than the situation can be handled by ordinary means, the most important thing to know is this: we can be on site within hours, the team is trained for this work, and there is no part of the call we haven’t had before.

The work is properly handled. PPE, full decontamination, biohazard waste removal under licence. The site is left in a state that allows the property to be used again, or the next stage of the process to begin. We don’t leave anything for someone else to deal with.

For loss adjusters and insurers

LG Cleaning carries the documentation that insurance claims require: photographic evidence of the incident scene before work begins, methodology records, biohazard waste consignment notes, and a full report once the work is complete. The format aligns with standard insurance handler requirements and can be adjusted to a specific insurer’s template on request.

We work directly with insurers, loss adjusters, and managing agents on insurance-led claims. The pricing is transparent and itemised. The reporting arrives without chasing.

Standards and compliance

Unattended death.

There’s no version of this conversation that’s easy to start. If you’re here because someone has died alone and the property needs decontamination, please know that we have done this work before, the team handles it with the discretion and care it deserves, and we can be there as quickly as you need us.

Speed matters in these situations. Decomposition damage escalates quickly, and the sooner the work begins, the more of the property can be saved. We can mobilise within 24 hours of the call, often faster, with unmarked vehicles and an arrival timed to whatever is least disruptive for the family or the neighbours.

How we handle the work

Unmarked vehicles. No signage. Operatives in plain workwear rather than branded uniforms while on site. The team works through the property methodically, decontaminating affected areas, removing biological contamination under licence, and treating the building so it can be lived in again or prepared for sale or re-let.

The neighbours don’t need to know what’s happened. The family doesn’t need to manage anything.

Crime scene decontamination.

LG Cleaning provides post-incident decontamination services to police forces and supporting insurance bodies across the UK. Work is undertaken once the scene has been formally released by the investigating officer, with all activity documented to evidential standards and aligned with the requirements of the commissioning force.

Operational protocols

All operatives are trained in evidence-aware response, including chain-of-custody handling for any items recovered during decontamination work. Photographic documentation of the scene is captured before, during, and after the work, and supplied as part of the standard handover pack.

Mobilisation times can be agreed against framework SLA requirements, with national coverage available for forces operating across multiple regions. The standard response model accommodates both pre-arranged framework call-offs and one-off contracted work where a framework is not in place.

Procurement and framework readiness

LG Cleaning is structured for inclusion on police procurement frameworks and is in active discussion with several constabularies regarding framework participation. Standard prequalification documentation is available on request, including financial information, insurance certifications, accreditations (CHAS Advanced, SafeContractor, ISO 9001), and operational policies.

The documentation pack is structured to drop directly into common procurement portals. Operations conform to HSE biohazard handling requirements, infection-control standards relevant to post-incident decontamination, and the chain-of-custody protocols typically required by investigating forces.

Hoarder clearance.

Hoarder clearance is rarely just a clearance job. The property has often been a home for years, the resident may still be involved in the situation, and the work needs to be done in a way that respects the person at the centre of it as much as the building itself.

LG Cleaning approaches this work the same way every time: methodically, without judgement, and with the documentation that whoever is commissioning the work will need. Whether the situation has come to a head through adult social care, through a housing association tenancy review, through an insurance claim, or through a family member trying to support a relative, the work itself follows the same structured approach.

How the work is staged

We start with a site visit and assessment, taking the time to understand the scope, the contents that need to be retained, the contents that can be removed, and any specific concerns from the resident, the family, or the commissioning body. The clearance itself is staged: structured by area or by category, with photographic documentation of the property condition before, during, and after each stage.

Items of value, sentimental significance, or legal importance (documents, identification, financial paperwork) are identified, recorded, and either retained or returned to the resident or family as agreed. The rest is sorted, separated for recycling or disposal where possible, and removed under licence.

For commissioning bodies

Councils, housing associations, and managing agents receive a full documentation pack: pre-clearance condition report, methodology, photographic record of stages, waste consignment notes, and a final condition report. The pack is structured for case file inclusion and aligned with safeguarding and tenancy review requirements where relevant.

For family members

If you’re commissioning this work on behalf of a relative, the conversation starts with what you need it to look like at the end. Do you need certain items retained? Void property cleaning.

LG Cleaning provides void property cleaning services to housing associations and local authorities across the UK. The service is structured for framework procurement: schedule of rates pricing, KPI-led delivery, agreed turnaround times, and the documentation pack that voids managers and procurement officers need to evidence performance against the contract.

Operational model

Standard void cleans are delivered to the specification agreed within the framework or contract: full property clean, removal of left tenant possessions, fixtures and fittings inspected, kitchen and bathroom deep cleaned, floors prepared for the next tenant. Specifications can be tiered by void type (standard, major works, sheltered, supported) with pricing agreed against each tier.

Turnaround times are committed against the framework SLA. Standard voids can typically be completed within two working days of receipt of instruction. Larger or more complex voids are scoped against an agreed extended SLA.

Framework readiness

LG Cleaning is structured for inclusion on housing association and local authority cleaning frameworks. Standard prequalification documentation is available for any procurement portal: company information, financial details, insurance certificates, accreditations (CHAS Advanced, SafeContractor, ISO 9001), policies, case studies, and references where available.

We can participate in dynamic purchasing systems, single-supplier framework arrangements, or multi-supplier rotational frameworks. The operational model scales accordingly.

Compliance and reporting

Operations comply with relevant health and safety standards, COSHH requirements for cleaning chemical use, and waste handling regulations. Service performance is reported against agreed KPIs in whatever format the commissioning body requires.

Monthly performance dashboards, quarterly review reports, and ad-hoc audit support are all available as part of the standard contract.
